Beautiful and well-maintained fermette "en pierre" with lovely, unhindered views, situated in a hamlet with seven houses, of which two are at 50 and 100 metres distance (55 and 110 yards), respectively. The large laurel hedges provide proper privacy. The home is accessible from a D-road via a little asphalted road, about 200 metres (219 yards) long. The house is situated in rural surroundings in the Perigord Vert, the Dordogne's extreme Northern part, surrounded by forests and wheat, maize and sun flower fields. Just 5 km (3 miles) from the picturesque town of Brantôme ("The Dordogne's Venice"), with many restaurants, a supermarket and other shops, and much else. 20 km (12.4 miles) to the South, Perigueux, the Dordogne's capital, can be found.
The habitable area (the garage included) is over 170 sq. metres (1830 sq. feet). The 50 sq. metre (538 sq. feet) living room features original heavy wooden beams and a large open mantelpiece with in it a relatively new wood burner that easily heats the whole space. This is a bright room with two French doors facing West, providing a pleasant view over the garden and orchard. To the East we have French doors as well, while a window overlooks the driveway.
There are three bedrooms, a small bathroom with bathtub and shower, and double washbasin, a separate toilet and separate shower cabin. One of the bedrooms (currently used as a study) provides a nice view to the East. The area is about 17 sq. m (183 sq. ft). The master bedroom (about 19 sq. m or 205 sq. ft) offers a view to the West (and directly on the pool), and the second guest room (about 12 sq. m or 129 sq. ft) provides a view to the North. This last room leads to the veranda.
A small workshop (about 7 sq. m or 75 sq. ft) provides access to the garage (40 sq. m or 431 sq. ft). There is a car port at the front of the house. To the back side there is a door leading to an open pool house with heavy wooden beams, in the same style as the house. This is a pleasant place for resting or reading.
Large attic that can potentially be turned into a couple of additional rooms.
The fermette stands on 7,500 sq. m (8,870 sq. yards) of private land, with a large garden facing the West. The garden, mostly consisting of grassland and the orchard, stretches about 200 metres (219 yards) behind the house. The enclosed plot is separated in two parts by a fence. The first part is right behind the house and consists of the orchard and vegetable garden. Large laurel brushes provide privacy around the 10 x 4.5 m (33 x 15 feet) pool, fitted with an electrically operated cover (volet), lighting and an automatic chlorination installation.
In the orchard holds cherry, apricot, apple, peach, pear, plum and nut trees can be found. There is a vegetable garden as well. Right behind this, there is a meadow on which (temporarily) two horses from the neighbours roam. The front of the house has a small lawn and a large driveway accessing the garage.
The 60 cm (23 inch) thick walls and thick wooden blinds keep the house cool during hot summers and allow it to be easily heated in winter. The house is fitted with central heating throughout the house (oil-fired central heating, 2006). Fosse sceptique in good state of repair. Internet access and satellite dish.
All garden tools are available, including a large ride-on mower (Husquarna Rider), debrousailleuse (Honda), a tiller (Honda) and chain saws. Weber barbecue.
The price for the fermette is € 30,000, including all moveables. For tax purposes (notary costs) these are separately listed in the deed of sale. Purchase with the moveables is not an option.
