Dominantly situated ensemble of country house, two residential houses, several outbuildings and swimming pond on 17 acres of land in Burgundy, just south of the Morvan nature reserve. The hillside location provides breathtaking views that are only obstructed by the curvature of the globe. The estate was built in the late 19th century on the foundations of the former castle of Satenot, with a history that goes back many centuries. The current residents have substantially rebuilt the property and adapted it to the requirements of the present day.
There are three houses with a total habitable surface of about 450 m2.
The largest house - on the left in the first photo - covers over 210 m2. It is almost completely cellared, except under the recent staircase that connects two formerly separate houses. Spacious living room (50 m2) with fantastic views, kitchen and separate dining room on the first floor. On the second floor are three bedrooms and two bathrooms, one with bathtub. The spacious attic serves as a storage room.
The second house - on the right in the first picture - measures almost 160 m2. Here also a spacious living room (47 m2) with unobstructed views, kitchen and staircase. On the second floor a bedroom of 25 m2, bathroom, sauna room and a spacious landing. On the second floor a bedroom and an open space that serves as a hobby room. This house also has a celler under almost the entire surface.
Of older date is the third house that is currently rented out as a gîte (holiday home). This building forms a whole with the coach house/garage on the far left of the overview photo. The habitable surface is 80 m2. On the first floor a living room and kitchen. Stairs in the hallway to the second floor with two bedrooms with private wc/shower.
The estate with landscaped garden, meadow and forest covers a total of 7 hectares (a little over 17 acres). There is an outbuilding with an area of 60 m2, converted into studio space. Part of the estate is now used as a mini-camping site with six pitches, plus a camping 'kitchen' with rinsing room and sanitary facilities. The large and securely fenced private swimming pond completes the picture. The park garden in front of the house has plant borders and lawn, in front of the left house there are 2 terraces and the right house has a beautiful spacious terrace with pond and a carport for 3 cars. Next to it is a forest of 3.5 hectares (8.5 acres).
House 1 has wood stoves and electric heating. House 2 has electric heating. House 3 has oil-fired central heating. Each house has its own septic tank and its own electricity meters. The coach house/garage/workshop also has 380 volt (high voltage) connection. All installations are completely up to standard.
