Quality of residential real estate in Germany is showing clear regional differences

If you look at the quality of the housing stock in Germany there is a clear East-West divide. This emerges from a study issued by the the German building society . The market research firm has evaluated approximately 743,000 homes in Germany.

Empirica examined the following issues: the relationship between the number of renovated / new homes and the number of renovation objects, the proportion of new buildings (built after 2007) of the total bid, the average age of dwellings and average year of renovation. Based on these data, the quality of the housing stock was calculated for the 412 regions on the map below.

Most of the Top-20 regions are located in Bavaria and Baden-Württemberg. These regions are characterized by an above average number of renovated homes and new homes and an unusually low number of renovation objects.

Of the 20 regions with the lowest quality most are in East Germany. Especially in Saxony-Anhalt, Saxony and Mecklenburg-Vorpommern. Here is a high need to renovate and modernize the housing stock. The number of renovated homes and new homes is below the average. The quality of the housing stock in major cities in the eastern part of Germany is good. Throughout Germany the quality of homes in the cities is far better than in the countryside.
